Either way, the calculation method is still the same.

The sliding scale of fees applies to projects that have one prototype building design and will be built on more than one building site. For example, housing estate designs.

Architect Sliding Scale of Fees Form Explained

For the Form below, I will explain the parts and what you need to input to get your desired computation.

The first cell is the total number of housing units you want to calculate for.

The housing type is only 1 because we are not calculating for more than 1. For example, a 6-Bedroom Duplex is one housing type.

The red square with white text is the total fee you want to pay attention to. That is the basic sliding scale of fees for that architectural service.

Next, there are two sets of tables beside each other.

The first is titled NON-REPEATS and the second is REPEATS.

In calculating for the design of this kind of project, the very first building is considered a Non-Repeats. This means that the design services fee for this first one will be paid in full.

In the form we have below, we are calculating for 60 units of this 6-Bedroom Duplex that will be built on 60 different plots of land within an estate. The very first building is calculated and paid for completely.

You can see the construction cost (4,500,000) divided by the percentage of 4.75% to give a total of 213,750.

The next building which is from 2 – 60 will be calculated with a scale, that is a percentage of the fee of the first building (213,750) and then added up to the fees of the first building.

For the external works, which is the site, all sites are considered Non-Repeats. This is because the earth surface, texture, and type of soil is not the same for every site.

So in calculating for external works, we calculate for one site using the construction cost (500,000) for one site, divided by the percentage of 4.75% to give a total of 23,750 for one site. For 60 sites, we multiply 60 by 23,750 to give 1,425,000.

The total for all external works, the first building (non-repeats), and the repeats from 2 – 60 are all summed up to give you the figure in the bold red square.

 

How to Use the Form Below

To use the form below, here are the specific cells to edit.

  1. Input the total number of HOUSING UNITS.
  2. Change the Percentage Fee to 7.5 (if that is what you are working with or leave it as 4.5).
  3. Change the Estimated Construction Cost for your building for the Building Works and External Works.
  4. Check the figure in the bold red square, that should give you the total of the Architect’s fee.

That’s all.

If the number of your housing unit is less than 60, for example, if it is 29, then edit the UNIT END to match the number of your units. In this example, you will go to the next 20 repeat row and change 31 to 29.

Next, change the figures in the Unit Start and Unit End in the other repeats below it to be 0. Also change the percentage in the row where your units count did not extend to 0; the percentage of next 30 repeats is 20. You will change that 20% to 0.

If your housing unit is more than 60, for example, if it is 75, then edit the UNIT END from 60 to 61. In the next row of over 60 repeats, input 62 for the UNIT START, and then the total figure of your units in the UNIT END. For the percentage of the last row, change the 0 to 10.
